Bicycles, including guests' bicycles, should be accommodated within <br /> residential areas either in garages or in private outdoor areas. <br /> 2.4 Vehicular Access <br /> 1. Vehicular access to each of the sub-neighborhoods within the project area <br /> from surrounding public streets shall be via two or three shared landscaped <br /> entry points (see Figure 2.1). <br /> 2. Streets and drives within the project area shall be privately owned and shall be <br /> maintained by an entity acceptable to the MHCSD. <br /> 3. Project entry points for vehicles may be gated to discourage cut-through <br /> traffic and reinforce drivers' perception that project streets are different in <br /> nature than surrounding public streets. <br /> 4. Pavement widths for project circulation streets and shared driveways within <br /> the project shall be as per street sections shown on the Tentative Map for <br /> Tracts 3670 and 3671, shown for reference here as Figure 2.4, Project Streets <br /> and Shared Drives. <br /> 5. Parking on project circulation streets and shared drives or alleys shall be <br /> prohibited. <br /> 6. Each primary dwelling unit within the project area shall provide garage <br /> parking for a minimum of two cars. <br /> 7. Guest parking shall be provided in parking bays along circulation streets or <br /> located adjacent to shared drives. Parking may also be included at the end of <br /> shared drives. <br /> 8. Garages shall be located at the back or side of residential units, reinforcing the <br /> pedestrian-oriented character of the front of the unit <br /> 2.5 Site Layout <br /> 1. Residential street, shared drive and paseo layout shall be generally east-west <br /> as feasible to optimize the ability of residences to use solar energy. <br /> 2. An outdoor private use area shall be provided for each primary residential unit <br /> in the project area. <br /> t 3. Courtyards and fenced private use areas shall be provided at the sides of units <br /> to the extent feasible so that the presence of primary pedestrian entries along <br /> streets and paseos is emphasized. Units located in the middle of a triplex, <br /> however,may have private courtyards at the front of the unit. <br /> 4. Housing shall not"turn away" from surrounding public streets but must have <br /> a strong physical relationship with the public areas of the community.
