Special Purpose Plan. Cassano Kailos Homes at College Par <br /> SECTION THREE: RESIDENTIAL LAND USAGE <br /> 3.1 Introduction <br /> The Cassano Kamilos Homes at College Park project area includes both Medium- <br /> Density Residential (R-M) and Medium-High Density Residential (R-MH) uses. <br /> There are to be 99 primary R-M dwelling units within the project area, and 130 <br /> primary R-MH units. (See Figure 2.2, Zoning.) The intent of this project is to <br /> visually integrate the R-M and R-MH components to create a rich and varied <br /> tapestry of housing types,home sizes, floor plans and architectural styles. <br /> The setback and structure standards set forth in this Special Purpose Plan override <br /> and supercede standards adopted as part of previous plans, including those <br /> contained in Table 9-310.3MCP of the Mountain House Development Title, as <br /> provided for in footnote 2 of that table. <br /> 3.2 Housing Types <br /> 1. The project shall include single family detached, duplex and triplex units. <br /> 2. Floorplans within the project area shall range in size from less than 1,500 <br /> square feet to more than 2,300 square feet for primary residential units. <br /> 3. At least one floorplan within the project area shall provide, as an option to the <br /> homebuyer, a second unit dwelling, or carriage unit,with separate entry, <br /> kitchen and bath. Residential lots including a second unit dwelling shall <br /> provide garage parking for one additional automobile. Such floorplans shall <br /> be plotted on a minimum of 10%of residential lots within the project area. <br /> 4. At least one floorplan within the project area shall have a livable area(interior <br /> of the house, not including the garage) of not more than 1,500 square feet. <br /> Such floorplans shall be plotted on a minimum of 10% of residential lots <br /> within the project area. <br /> 5. Floorplans that include a P story element shall be plotted on a maximum of <br /> 35% of residential lots within the project area. <br /> 3.3 Exterior Character of Residential Units: <br /> Homes within the project area shall be built in a variety of compatible <br /> architectural styles and sited with a variety of orientations,with an emphasis on <br /> the `walk up" identity and appeal of the building: <br /> 1. Three Mediterranean Revival styles (Italianate, Monterey, and Mission), one <br /> Arts and Crafts Movement style (Craftsman), and one American Wood <br /> Heritage style (Traditional) shall be used throughout the project site. <br /> 2. A minimum of three different architectural styles shall be provided for each <br /> floor plan. <br /> 3.
