Land east of Mountain House Parkway,which is outside of the <br /> Mountain House new town, contains a few scattered homes and is in agricultural production. <br /> The site of the proposed development was used as a dairy and for irrigated pasture in the past. <br /> The dairy operation ceased a few years ago and the equipment and buildings were removed. <br /> More recently, the site has been used for the stockpiling of soil associated with the installation of <br /> infrastructure and other improvements within the Specific Plan I II area. <br /> The site is relatively flat, sloping gently to the northeast at a grade of approximately one percent <br /> (from an elevation of 89 feet at the southwest corner to an elevation of 72 feet at the northeast <br /> corner of the site). The most distinguishing characteristic of the site is the presence of a 75-foot <br /> wide easement for PG&E's overhead 230 kV Rio-Oso Tesla power transmission line. This <br /> easement bisects the development' residential sub-neighborhoods D2 and D4, and forms the <br /> eastern boundary of residential sub-neighborhood D3 (see Figure 3 at the end of"Project <br /> Description"). <br /> Major Subdivision(Tentative Map). The Tentative Map would subdivide the subject property into <br /> 229 residential lots ranging in size from 1,375 square feet to 7,025 square feet with an average lot <br /> size of 2,684 square feet. Average parcel.size for alley load products would be less than 2,150 <br /> square feet.
