CONDITIONS OF APPROVAL <br /> PA-1700281 <br /> MHI/MACKAY AND SOMPS <br /> Lot Line Adjustment Application No. PA-1700281 was approved by the Community <br /> Development Department on December 20, 2017,which is the effective date of approval. This <br /> approval will expire on June 21, 2019 which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been <br /> filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to <br /> approval of a Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff:John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among four parcels as <br /> shown on the site plan dated December 5, 2017. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions of <br /> the resultant properties shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c) PLANNING APPLICATION PA-1700281: The "Notice of Lot Line Adjustment" for <br /> application PA-1700281 shall be recorded and deeds transferred prior to the recordation of <br /> the"Notice of Lot Line Adjustment"for application PA-1700282. <br /> 2) DEPARTMENT OF PUBLIC WORKS: Seethe attached memo dated December 15, 2017. <br /> NOTES AND INFORMATION ONLY: <br /> This is the first of two consecutive Lot Line Adjustments pursuant to the provisions contained in <br /> Development Title Section 9-872. <br />
