(See Figures 1 through 5.)The project would also include an open space parcel. The <br /> residential portion of the subject property is zoned R-L(Low Density Residential)and the Open Space <br /> Parcel is zoned P-F(Public Facilities). The R-L parcels range in size from 5,700 square feet to over 13,000 <br /> square <br /> feet. The density of residential dential development,is 3.9 dwelling units per acre,which is within the <br /> Specific Plan Ili density range for R-L. The open space parcel is intended to serve as a buffer to the R-VL <br /> (Very Low Density Residential)area known as Grant Line Village, which is immediately north of the <br /> proposed development. <br /> Primary access to the project would be provided by College Park Avenue a Collector street. This road, <br /> which is located in the northern part of the project, would extend east from the project to Central Parkway. <br /> PROJECT LOCATION: The project is located approximately 670 feet south of Grant Line Road, west of <br /> Central Parkway(not yet constructed) in the southwestern portion of the Mountain House community within <br /> the Specific Plan III area. Mountain House is located in southwest San Joaquin County, northwest of the' <br /> City of Tracy. (See Figure 1.) (Supervisorial District 5) ./9S'30 6d• +C�/ <br /> ENVIRONMENTAL DISCUSSION: An Environmental Checklist("Checklist') has been prepared for the <br /> project. The Checklist concluded that: 1)the project is a subsequent activity that is within the scope of the <br /> Specific Plan III EIR (SPIIIEIR); 2) there are no effects of the project that were not examined in the SPIIIEIR; <br /> 3)and no new mitigation is required for the project. Consequently, as provided by CEQA Guidelines Section <br /> 15168 (c), no new environmental document is required. The Checklist and the SPIIIEIR are available for <br /> ieview at the San Joaquin County Community Development Department, 1810 E.
