PA-0600364, SPECIFIC PLAN AMENDMENT PA-0600365, <br /> AND DEVELOPMENT AGREEMENT PA-0600433 OF GOLDEN STATE <br /> INVESTMENTS Il, LP. (APN 209-070-26; 20058 W. GRANT LINE ROAD, <br /> MOUNTAIN HOUSE) <br /> r <br /> The applicant, Golden State Investments II, LP, is seeking the approval of a Major <br /> i. Subdivision Application (Planning Application No. PA-0600363), Master Plan Amendment <br /> f Application (Planning Application No. PA-0600364), Specific Plan III Amendment <br /> Application (Planning Application No. PA-0600365), and a proposed Development <br /> Agreement (Planning Application No. PA-0600433). Collectively, these applications <br /> comprise the Altamont Heights Project ("project'). Approval of the Major Subdivision would <br /> subdivide a 12.7 acre parcel into 53 Residential, Low Density (RIL) single family lots. Both <br /> the Master Plan and Specific Plan III amendments would revise various map figures of <br /> their respective parent documents to eliminate the Open Space/Resource Conservation <br /> area shown on the project site. The Development Agreement (between the County and <br /> Golden State Investments II, LP) would vest (i.e., lock in) certain provisions/sections of <br /> the General Plan, Mountain House Master Plan, the Mountain House Development Title, <br /> and Specific Plan III for the duration of said Development Agreement for the proposed <br /> Major Subdivision. <br /> The project is located west of Central Parkway (yet to be completed) and South of Grant <br /> Line Road (immediately south of Grant Line Village and north of the proposed Delta <br /> College campus), in southwestern Mountain House. <br /> TheCommunity Development Department, the Mountain House Community Services <br /> District, and other agencies have reviewed the project noted above and offer the <br /> following comments: <br /> i <br /> t <br />
