ENVIRONMENTAL CHECKLIST <br /> 4.12 POPULATION AND l iOUSING <br /> The MHMP adopted land uses for all areas within Specific Plan III and identified <br /> approximate acreages for the land uses designated. The tentative map reflects a total of 53 <br /> single-family units and six, second units_ The expected units per wastewater limitations are <br /> 48, five less than what is proposed. However, it should be noted that the applicant has not <br /> utilized eight Residential/Medium High Density dwelling units for which he was entitled for <br /> the Regent's Gate tentative map approved by the Planning Commission on August 17, 2006. <br /> The Regents Gate project is in another part of the Specific Plan III area. The wastewater <br /> generated from these units would be equivalent to that generated by the five Residential/Low <br /> Density dwelling units located in the proposed Altamont Heights project. Thus, the number <br /> of proposed units proposed is consistent with the wastewater limitations. The unit count is <br /> also in compliance with the density shown in Table 3-3 of Specific Plan III. The SPIIIEIR <br /> addressed the impacts associated with buildout of Specific Plan III, including traffic and <br /> meeting the County's jobs/housing balance. The proposed project is consistent with the <br /> projections analyzed in the SPIIiEIR and therefore does not create any new impacts. <br /> Mitigation Measures <br /> No mitigation measures are required. <br /> b) Displace substantial numbers of existing housing, necessitating the construction of <br /> replacement housing elsewhere? <br /> The proposed project will cause the removal of one house and ancillary buildings that belong <br /> to the previous property owner. The remainder of the site is vacant. The loss of one house <br /> does not constitute a substantial number of existing houses to be replaced. <br /> 4-60 <br />
