Landscape Buffer and Agricultural Fence: A landscape buffer of at least eight feet wide and <br /> an agricultural fence shall be provided adjacent to the existing abutting parcels that are included <br /> as part of Grant Line Village. [Specific Plan III, Implementation Measures 3.2.3.3(c)and (e).] <br /> Timing: Improvement Plans approved by CDD-and MHCSD prior to Final Map approval. <br /> 9. Agricultural Setback:To the extent feasible, developers shall provide or secure a setback <br /> from development to,existing agricultural operations of at least 100 feet. Occupancy permits <br /> shall not be issued for lots with less than a 40-foot setback from agricultural operations existing <br /> within a 12-month period prior to the time of final map approval_ An exception to the <br /> requirement for a setback may be granted when the owner of such agricultural land has <br /> indicated in writing that the land will no longer be used for agricultural production. <br /> [Implementation Measure 3.2.4.3 (d)] <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 10. Site Furnishings:. Site furnishings shall be installed along all streets in accordance with <br /> Implementation Measure 4.2.6.3.All furnishings are subject to design review approval. <br /> Timing: Reflected on Improvement Plans to be reviewed and approved by CDD and MHCSD <br /> and constructed prior to Final Map approval. . <br /> 11. Pedestrian Pathways: Final Maps shall maintain, as proposed,all feasible pedestrian <br /> connections. In instances where the proposed location of a through-block connection is <br /> determined by the Community Development Director to be in conflict with the health, safety and <br /> welfare of community residents, such connection may be eliminated. <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 12. Bicycle and Pedestrian System: Final Maps shall conform to the bicycle and pedestrian <br /> system depicted in Specific Plan III Figure 9.7. <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 13. Roadways and Transit: Final Maps shall conform to the roadway system depicted in Specific <br /> Plan III Figure 9.6 for arterials and collectors, and to the transit system depicted in Specific Plan <br /> Ill Figure 9.8. <br /> 3 <br />
