i.
L
Second Unit Dwellings. Specific Plan III (Implementation Measure 3.4.2.3(a))requires that each subdivision
provide second unit dwellings on a minimum of 10 percent of the total of R-L and R-M lots. The proposed
L project would include 6 second unit dwellings, thereby meeting this Specific Plan III requirement. The
second unit dwellings would be located as shown in Figure 5. The size of these second unit dwellings is not
known at this time.
r
Figure 5: Second Unit Plan
*Lots providing locations for second unit dwellings
I
I
1
I ,
i
i
I I
1 I -
-------- e 1
L *
J
I1 -------- F-------TI , ------ I
1 tJ 1 I I O
• 1 I I 1 j 1 U-T ij
__
I
------------
i
1 I I
I
I -
_-
I I
L a
~ 1
___________ w -n-
W I i i i i i • i I I I
1 • ___L ____ _____ I,____ y_____ ------------
---------------
Housing
___ 1____ w
L I tl N i i W
1 I I I I I I I I j K
\ E
I i i I i i i I I
I I I I
• 1 " r • i • i " i ^ i • i • i n i a , a I a I I
Housing Design. Each of the residential units would be designed in accordance with specified
residential design guidelines ("Specific Plan III Residential Design Guidelines for Potential Housing
Prototypes"). Criteria for general lot size range, setbacks, building heights, and product-specific
r information are included in these guidelines to guide individual builders in their housing
developments. Builders would be required to comply with the general intent of said guidelines.
Solar Energy Opportunities. The majority of the housing units in the project would be sited on streets
i' having an east-west orientation. This orientation would facilitate maximum sun exposure during
winter months. In addition, since the street trees to be planted in the project area would be
deciduous, during the cooler season sun exposure to each home would be maximized to relieve
y natural gas demands, while during the warmer season tree foliage would provide shade relief,
thereby reducing electricity needs for air conditioning.
7
b
