The effective date of approval is April 3, 2004. This <br /> approval will expire on October 3, 2005, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building3`permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. i <br /> i <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall befulfilled <br /> prior to the establishment of the use and the issuance of any building permits. BUILDING PERMIT: Submit a "COMMERCIAL BUILDING PERMIT" application.The Site Plan . <br /> required as apart of the Building Permit must be prepared by a registered civil engineer or-licensed <br /> l architect. This Plan must show drainage, driveway access details including gates, on-site."parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br /> CHECKLIST" for details).. A fee is required for the Site Plan review. (Development Title Section 9- <br /> 884) <br /> b. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> f initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> c. APPROVED USE: This approval is to establish a real estate and mortgage business by converting . <br /> an existing 1,288 square foot residence to office use and converting an existing 728 square foot <br /> garage to storage use as shown on the Revised Site Plan dated February.4, 2004. 1 <br /> (1) (Use Type: Professional Services) ' <br /> .d STORM DRAINAGE: Any additional stormwater drainage created by new improvements shall be _ <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall b4eshown <br /> on the Site Plan..Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included.
