Hieb, Engineerin Assistant III <br /> Public Services Division <br /> SUBJECT: MS-97-05 A MINOR SUBDIVISION APPLICATION TO CREATE TWO 2.0-ACRE <br /> PARCELS AND A 112.85-ACRE REMAINDER WITH A VESTING TENTATIVE <br /> MAP, LOCATED ON THE SOUTH SIDE OF GRANT LINE ROAD, 1,500 FEET <br /> WEST OF BIRD ROAD. (DISTRICT 5). <br /> APPLICANT: Paragon Group APN: 250-090-04 <br /> INFORMATION: <br /> The site is partly located within a Federal Flood Insurance Administration Designated Flood Hazard <br /> Area. The 100-year Flood Elevation will be approximately 22 feet NGVD. <br /> Grant Line Road has an existing right-of-way width of 60 feet and a planned right-of-way width of <br /> 60 feet. <br /> The Trak Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Remainder shall be designated as "Designated Remainder" on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. For future development of"Designated Remainder" services shall be provided in accordance <br /> with the adopted County Development policies for "Division 11: Infrastructure Standards and <br /> Requirements" of the San Joaquin County Development Title, and shall be noticed by a <br /> statement on the Parcel Map. <br /> (Development Title Section 9-1135.11(b)) <br /> 4. The frontage improvements for Grant Line Road shall be constructed in conformance with the <br /> standards for one-half of a sixty-foot right-of-way Local Commercial Street. The construction <br /> of the frontage improvements will be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated construction costs prior <br /> to approval of the Parcel Map. (A $260.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed. legal descriptions <br /> of Parcels 1 and 2 and an estimate. The estimate and legal descriptions shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of Public Works for approval. <br /> As an option, the Department of Public Works will prepare the drawing with estimate for an <br /> additional fee of$115.00.) <br /> (T)evelnnment Title Section 9-11_50.2(d)(3)) <br />
