GP-02-473 AND ZONE <br /> RECLASSIFICATION APPLICATION NO. ZR-02-474 OF BOGETTI'S <br /> ORCHARD, GEORGE BOGETTI, ETAL & MODESTO CELLULAR PTP <br /> (C/O JOSE L. ALVA) (APN: 255-250-07, 09, 10, & 255-260-13) <br /> (ADDRESS: 2500 & 2553 E STATE ROUTE 132, & 34186 <br /> GREENWOOD ROAD, TRACY) <br /> The applicant is proposing to expand the Rural Community of Vernalis and amend the <br /> General Plan designation for approximately sixty-three (63) acres from A/G (General <br /> Agriculture) to C/RS (Commercial Rural Service). The applicant is also proposing to <br /> reclassify the zoning of approximately thirty-eight (38) acres from C-X (Commercial <br /> Crossroads) to C-RS (Commercial Rural Service) and reclassify approximately twenty- <br /> five (25) acres from AG-40 (General Agriculture-40 acre minimum) to C-RS. <br /> Three (3) of the four parcels included in the application are located on the northeast <br /> corner of State Route 132 and Greenwood Road. The fourth parcel is located on the <br /> southeast corner of State Route 132 and Greenwood Road. The Rural Community of <br /> Vernalis currently covers an area of approximately ninety-eight (98) acres. <br /> Ownership <br /> The application proposes to amend the General Plan designation and reclassify the <br /> zoning of four (4) separate parcels. The owners of the parcels are Bogetti's Orchard, <br /> George Bogetti Etal, and Modesto Cellular PTP. The applicant needs to submit the <br /> deeds for the parcels owned by George Bogetti Etal, and Modesto Cellular PTP. In <br /> addition, letters of permission with signatures from the parties of George Bogetti Etal, <br /> and Modesto Cellular PTP are required in order to proceed with the review. <br /> Environmental Impact Report <br /> Due to the following potentially significant impacts identified by State and County <br /> agencies, the Community Development Department has determined that the proposed <br /> project will necessitate the preparation of an Environmental Impact Report (EIR).
