(DISTRICT 5) . <br /> APPLICANT: William Ohm, et al APN' s : 255-240-03 and <br /> 255-240-04 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. In addition, the existing San Joaquin County <br /> and City Of Stockton Flood Insurance Studies, which delineate flood risks, <br /> fioodplains, and floodway areas, are currently being reevaluated. The <br /> reevaluation is being conducted by the Federal Emergency Management Agency, <br /> Region IX, Building 105, Presidio of San Francisco, California 94219, <br /> telephone (415) 923-7186 . The reevaluation may delineate additional flood <br /> risks . The official flood maps are available for review at the Department <br /> of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will <br /> be updated when the reevaluation process is completed. <br /> Greenwood Road has an existing right-of-way width of 40 feet and a planned <br /> right-of-way width of 50 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are <br /> developed. The fee is due and payable at the time of building permit <br /> application. <br /> RECOMMENDATIONS : <br /> 1. A Parcel Map is required. (Development Title Section 9-915 .2) <br /> 2 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910 .20) <br /> 3 . Any driveway that exceeds 150 feet in length from any public roadway <br /> shall be improved in accordance with the requirements of the Uniform <br /> Fire Code Section 10 .207, San Joaquin County Standards F-1a, F-lb and <br /> F-1c and the Tracy Rural Fire District prior to issuance of the <br /> occupancy permit. <br /> (Development Title Section 9-1145 . 5) <br />
