Dedication to result in a twenty-five (25) foot wide right-of-way from the centerline of Grooms Road and Edward Road to the property line shall be required across the frontage of Parcels 1,2, 3, and 4. Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) 4. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right of way,prior to recordation of the Parcel Map. The Tentative Map shall show all fences, landscaping and structures, and shall include contour lines. 5. The frontage improvements for Edward Road and Grooms Road shall be constructed in conformance with the standards for one-half of a fifty (50) foot right-of-way rural road. The construction of the frontage improvements will be deferred, upon execution by the owner of a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior to approval of the Parcel Map. (A $410.00 fee currently is required for processing per Development Title Table 9- 240.2 in addition to a copy of the Grant Deed, legal descriptions of Parcels 1, 2, 3, and 4 and an estimate. The estimate and legal descriptions shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of Public Works and submitted to the Department of Public Works for approval. As an option, the Department of Public Works will prepare the drawing with estimate for an additional fee of$175.00.) (The fee due will be based on the current fee schedule.) (Development Title Section 9-1150.2(d)(3)) 6. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) 7.
