Dedication to result in a twenty-five (25) foot wide right-of-way from the centerline of <br /> Grooms Road and Edward Road to the property line shall be required across the frontage <br /> of Parcels 1,2, 3, and 4. Dedication shall be made on the Parcel Map. <br /> (Development Title Section 9-1150.5) <br /> 4. Structures, fences, landscaping and, any or all obstructions shall be removed from the <br /> dedicated right of way,prior to recordation of the Parcel Map. The Tentative Map shall <br /> show all fences, landscaping and structures, and shall include contour lines. <br /> 5. The frontage improvements for Edward Road and Grooms Road shall be constructed in <br /> conformance with the standards for one-half of a fifty (50) foot right-of-way rural road. <br /> The construction of the frontage improvements will be deferred, upon execution by the <br /> owner of a Secured Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior to approval of the Parcel <br /> Map. (A $410.00 fee currently is required for processing per Development Title Table 9- <br /> 240.2 in addition to a copy of the Grant Deed, legal descriptions of Parcels 1, 2, 3, and 4 <br /> and an estimate. The estimate and legal descriptions shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be supplied by the Department <br /> of Public Works and submitted to the Department of Public Works for approval. As an <br /> option, the Department of Public Works will prepare the drawing with estimate for an <br /> additional fee of$175.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 6. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 7.
