No. 11584 <br /> 418 Matthew Plaza <br /> Lodi, California 95240 <br /> Phone: (209) 368—4159 <br /> Environmental Health Department <br /> San Joaquin County <br /> Subject: Surface and Subsurface Contamination Report for the Joe L. Dutra Jr. property <br /> addressed at 29707 Grooms Road, Oakdale, California 95361. The planned development <br /> of this property consists of dividing two (2)parcels totaling 55 acres into four(4)ten acre <br /> parcels and a designated remainder parcel of 15 acres that is in Section 23,Township 1 <br /> South,Range 9 East,Mount Diablo Base and Meridian in San Joaquin County, <br /> California. <br /> Submitted for your review, consideration and approval is a study conducted to <br /> ascertain if there are any surface or subsurface contamination sources on the above <br /> described project site and to determine the measures needed to mitigate any threat to the <br /> environment and human health. <br /> Property Current and Past Use: The project site is located in an agricultural area <br /> situate in the northwest quadrant of the intersection of Henry and Grooms Road. The <br /> present 55 acres is devoted entirely to agricultural pursuits. Parcels 1 and 2 are presently <br /> planted in rice and Parcels 3 and 4 are presently growing alfalfa. The only improvements <br /> on the subject property are situate on Parcel 4 and abut the north boundary of Grooms <br /> Road and consist of an old milk bam, a storage bin and a foundation for a structure that <br /> no longer exists. These are evidences that at some time in the past,the property was <br /> involved with the dairy business. <br /> San Joaquin County Assessor and Recorder records were researched which <br /> revealed that Joe Dutra Jr. and Jill Dutra were granted this subject property by Carl <br /> Dawson Landon, as executor of the estate of Francis Dawson Landon on March 8, 2001. <br /> and they have devoted the land to agricultural use during this time. The area surrounding <br /> the subject property is also devoted to agricultural use. Other than a possible dairy <br /> business,there is no apparent evidence that indicates the property has been subjected to <br /> industrial type use that would have contributed possible contamination to the property. <br /> Property owner Joe L.
