The project site is currently listed as irrigable. The proposed parcel <br /> split will create three (3) parcels of ten (10) acres in size, which is the minimum allowable size required for <br /> continued irrigation under the enclosed OID Subdivision Parcel Map Policy. <br /> If the landowner wants to maintain the new project parcels as irrigable, certain conditions of the Subdivision <br /> Parcel Map Policy must be met, as listed below. If the landowner wants the project parcel to be declared non- <br /> irrigable, they may apply to OID for a Surface Water Irrigation Service Abandonment Agreement, to be approved <br /> by the Board of Directors. <br /> REQUIREMENTS-GENERAL <br /> 1. The District requires written, recorded easements for all of its facilities within the development area <br /> with the recorded instrument number noted on Parcel and Final (Subdivision) Maps. The above-noted <br /> Angel Lateral will require a thirty (30) foot wide easement. The applicant is requested to apply for a Grant <br /> of Easement from OID. Further, OID requests that the proposed Vesting Tentative Map be modified to <br /> show the Angel Lateral along the north property line, labeled on the map as "OID Angel Lateral". <br /> 2. The District requires that existing private irrigation pipelines, canals, ditches, structures, turnouts, and <br /> drains on the created parcels be shown on the Tentative Subdivision Map for review purposes. <br /> REQUIREMENTS-IRRIGATION <br /> 1. Parcels within the proposed development that continue to irrigate shall have water made available under <br /> one of these options, <br /> Option 1: An independent delivery system to each parcel. Each Parcel to be served by a single pipeline <br /> with its beginning at a cluster well or sump provided at the historical point of delivery.
