ORDINANCE REQUIREMENTS <br /> UP-90-7 <br /> Alvin Cacho <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Ordinance Requirements . <br /> 1 . Department of Public Works : <br /> a. An Improvement Plan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading shall be submitted to the Department <br /> of Public Works for approval . <br /> b. A 25-foot-wide access rights easement for maintenance <br /> along Mormon Slough shall be required. <br /> c . Dedication of a 20-foot by 20-foot road return (snipe) <br /> shall be required at the southeast corner of Guernsey <br /> Avenue and Golden Gate Avenue . <br /> d . The frontage improvements for Golden Gate Avenue shall be <br /> constructed in conformance with standards for one-half of <br /> an 84-foot-wide right-of-way city street . The frontage <br /> improvements for Guernsey Avenue shall be constructed in <br /> conformance with standards for one-half of a 50-foot-wide <br /> right-of-way city street . The construction of the fron- <br /> tage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement prior <br /> to approval of the Improvement Plan. A $250 . 00 fee is <br /> required for processing, per Ordinance No. 3337 , in addi- <br /> tion to a copy of the Grant Deed and an engineer ' s esti- <br /> mate with a drawing of the required frontage improvements <br /> on a form to be supplied by the Department of Public <br /> Works . <br /> e . An encroachment permit shall be required for work within <br /> the road right-of-way. <br /> f . The Traffic Impact Mitigation Fee will be required for <br /> this development . The fee currently is $5 , 889. 00 per <br /> 1 ,000 gross square feet of building as a classification of <br /> 8661 . The fee shall be automatically adjusted annually by <br /> the Engineering Construction Cost Index as published by <br /> the Engineering News Record. Resolution No . R-89-946 <br /> suspends the fee until February 1 , 1990 . <br /> 2 . Environmental Health Division: <br /> a.
