GUERNSEY AVE. (APN 157-140-10. 40. & 51) (PA-0400524) (SU) <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> offers the following comments: <br /> 1. Should the San Joaquin County require this development be served by City of <br /> Stockton Sewer lines and/or treatment facilities, and if the site's land use is <br /> consistent with the City's General Plan, the property owner shall be required to <br /> apply for a City of Stockton Outside Sewer connection and shall be required to <br /> annex to the City of Stockton, or sign a deferred annexation agreement if the <br /> property is not deemed contiguous to the City, and pay the applicable fees. Further, <br /> the owner/developer shall be responsible for all costs involved in the extension of <br /> the sewer main to serve this development, as required, to meet City standards. <br /> 2. Full frontage improvements including, but not limited to, curb, gutter, sidewalks, <br /> pavement widening and street lighting should be installed on Guernsey Avenue, <br /> adjacent to the development, prior to occupancy of any buildings/structures on this <br /> site. <br /> 3. The owner/developer should install an appropriate vehicular turn-around at the <br /> easterly termination of Terri Way. <br /> 4.
