THE FIRST OPTION PROPOSES 43 LOTS <br /> RANGING FROM 3,500 SQ. FT. TO 6,000 SQ. FT. EACH. THE SECOND OPTION <br /> PROPOSES 50 LOTS RANGING FROM 3,500 SQ. FT. TO 5,000 SQ. FT. (APN 157-140-10. 40. & 51) (PA-0400524) (SU) (PRE-APP.) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer lines and/or treatment facilities, and if the site's land use is consistent with the <br /> City's General Plan, the property owner shall be required to apply for a City of Stockton <br /> Outside Sewer connection and shall be required to annex to the City of Stockton,or sign <br /> a deferred annexation agreement if the property is not deemed contiguous to the City, <br /> and pay the applicable fees. Further, the owner/developer shall be responsible for all <br /> costs involved in the extension of the sewer main to serve this development, as <br /> required, to meet City standards. <br /> 2. Full frontage improvements including, but not limited to, curb, gutter, sidewalks, <br /> complete curb returns at Anteros Avenue, pavement widening and street lighting should <br /> be installed on Guernsey Avenue, adjacent to the development, prior to occupancy of <br /> any buildings/structures on this site.
