PC: 3-7-91 <br /> ZR-91-6/SU-91-8 <br /> CONDITIONS OF APPROVAL FOR SU-91-8 <br /> Unless otherwise specified, all Condition of Approval and ordinance <br /> Requirements shall be complied with prior to approval of the Final <br /> Map. The Tentative Map shall expire three years from the date of <br /> application approval. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> Conditions of Approval : <br /> a. A solid masonry wall seven to eight feet in height shall <br /> be erected to separate the existing cabinet shop and the <br /> proposed subdivision along the north line of Lots 2 , 3 , <br /> 4 , and 6 to the east line of Lots 1 and 5 . On the east <br /> property line of the cabinet shop, beginning 120 feet <br /> south of Guernsey Avenue, a chain-link fence shall be <br /> constructed with two gates (no longer than 25 feet each) . <br /> In conjunction with the chain-link fence, vegetation <br /> shall be used as a screen: <br /> (1) When plant materials are used for screening, they <br /> shall be planted in such quantity and location as <br /> to achieve a minimum 75 percent opaqueness within <br /> three years of installation. If a hedge fails to <br /> retain such opaqueness any time after this three- <br /> year period, it shall be supplemented or replaced <br /> with other dense landscaping or an appropriate <br /> fence or wall . <br /> (2) The gates shall be of solid construction or chain- <br /> link with slats. <br /> b. The planting of trees along streets is required as <br /> follows: <br /> (1) A minimum of one tree per lot frontage is required. <br /> (2) For corner lots, street trees shall be required on <br /> both street frontages. The trees cannot interfere <br /> with sight distances and setbacks . <br /> (3) Trees shall be five gallons in size. <br /> (4) Trees shall be located so that at 15 years of age <br /> the crown will not encroach across side property <br /> lines. <br /> -11- <br />
