PC: 3-7-91 <br /> ZR-91-6/SU-91-8 <br /> widths shall be shown on the Final Map. <br /> h. The minimum lot width of any interior lot shall be 60 <br /> feet. Lot widths shall be shown on the Final Map. <br /> i . A noise study is required. If the present or projected <br /> noise level exceeds 65 db Ldn at the property lines, a <br /> noise attenuation plan prepared by an acoustical engineer <br /> shall be submitted to the Director for approval . <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. Access rights shall be dedicated and restricted for Lot <br /> 37 along the frontage of Guernsey Avenue. <br /> b. The streets which are stubbed for future extension will <br /> require temporary barricades. Provisions shall be made <br /> for removal of the temporary barricades upon demand by <br /> the County. Adjacent property owners shall be given <br /> notice of the temporary nature of the barricades and the <br /> provisions for removal in the future. <br /> C. An Offer of Dedication of ground water rights is <br /> required. <br /> d. The width of Lot A shall be increased to 25 feet, and Lot <br /> A shall be redesignated as a numbered lot. <br /> Ordinance Reguirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements cannot be modified. <br /> e. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. All improvement plans and specification <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map. <br /> f . If improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin <br /> which will ensure the completion of improvements within <br /> one year after filing the Final Map. <br /> -13- <br />
