Guernsey Avenue shall be improved on the subdivided side to County standards for a 50-foot-wide right-of-way urban street. i. Street lighting shall be provided for the subdivision and the frontage of Guernsey Avenue. j . A terminal drainage system shall be provided to meet the requirements of the County and to provide adequate drainage for the subdivision. Capacity of the existing drainage system shall be verified by the Engineer. A minimum 10-foot drainage easement shall be provided and shown on the Improvement Plans and Final Map. k. The project shall be served by a public water system conforming to the requirements of the San Joaquin County Public Health Services (Environmental Health Division) and the Department of Public Works. A "Will Serve" letter from California Water Service Company shall be required. 1. The project shall be served by a public sewer collection and treatment system constructed in conformance with the requirements of the San Joaquin County Public Health Services (Environmental Health Division) and the Department of Public Works. The County shall verify that the appropriate Right of Service Units (R.O. S.U. ) for sanitary sewer have been paid for the proposed subdivision prior to approval of the Final Map. Segregation of services and fees for the sanitary sewer assessment shall be applied for. M. The Traffic Impact Mitigation Fee will be required for this subdivision. The fee is due and payable at the time of building permit application. The fee currently is $2, 627 . 00 for each single-family dwelling unit in the Stockton area. The fee shall be automatically adjusted annually by the Engineering Construction Cost Index as published by the Engineering News Record. n. This subdivision is approved for recording as a single unit. Phasing is not approved.
