CONDITIONS OF APPROVAL MS-92-123 TONY J. ZEITER Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. This approval will expire two (2) years from the date of approval unless, (1) all Conditions of Approval have been complied with, and (2) a Parcel Map has been filed with and accepted by the Surveyor' s Division. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. The minimum parcel size shall be 10 gross acres. (Planning Title Section 9-4010. 1 {a}) b. The required lot width shall be 100 feet minimum. (Planning Title Section 9-4010.2�b}) 2 . DEPARTMENT OF PIIBLIC WORKS: a. A Parcel Map is required. (Planning Title Section 9- 9112) b. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. (The fee currently is $3 , 002 . 00 per single family dwelling unit in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. ) (Resolution R-90-304 , R-91-1025) C. Dedication to result in a 30-foot wide right--of-way from the centerline of Ham Lane to the property line shall be required across the frontage of APN 059-070-06. (Planning Title Section 9-9430, 9-9431) d. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9-9184) 3. PIIBLIC HEALTH SERVICES: a. A soil suitability study as required by Section 10100 of the San Joaquin County Development Code must be performed prior to recordation of the Parcel Map indicating that the area is suitable for septic tank usage.
