March 31, 2004 <br /> ` B94301.01 Page 10 <br /> 5.1 Facilities Identified in the Regulatory Lists and Record Review <br /> Information provided in the Cypress report was reviewed and evaluated in order to determine which <br /> facilities have the potential to impact the Site. The applicable properties are discussed below. <br /> The information regarding the following facility was obtained from the San Joaquin County <br /> Environmental Health Department(SJCEHD) in Stockton, California, on March 25, 2004. <br /> • Knowles Station is located approximately 1,000 feet east of the Site at 1140 West Hammer <br /> Lane. This facility has been under investigation since 1992 for leaking underground storage <br /> tanks (LUST)formerly located at the facility. Soil and groundwater at the facility have been <br /> impacted with petroleum product constituents (PPCs) as a result of unauthorized releases <br /> from the UST facility. However, according to Mr. Harlin Knowl with the SJCEHD, <br /> ` groundwater flow trends east-southeast at this facility, and yses of water samples <br /> collected from groundwater monitoring wells located to the west of the facility have not <br /> detected PPCs. Based on the information provided by the SJCEHD, the subject Site is <br /> ,. located upgradient of the Knowles Station,with respect to groundwater flow, and there are <br /> no indications that the Site soil and/or groundwater have been impacted as a result ofreleases <br /> at the Knowles Station facility. Therefore,in Twining's opinion the environmental concern <br /> posed to the Site from this facility is considered low. <br /> Although several other LUST and hazardous waste facilities are within one-half mile of the Site, <br /> based on distance,direction,type of contamination,and/or the closed status,they are not considered <br /> to pose a threat to the Site. Therefore, it is Twining's opinion that the environmental concern <br /> presented to the Site from off-Site sources appears low. <br /> 6.0 SUMMARY OF FINDINGS <br /> The findings of the Phase I are summarized in the following sections: <br /> 6.1 On-Site <br /> The Site is located at 1248 W.Hammer Lane and 1301 W.Joan Avenue,in the city of Stockton,San <br /> Joaquin County, California,on one rectangular parcel. The Site appears to have been agriculturally <br /> developed from at least 1937 until some time prior to 1950. Since at least 1950, the Site has been <br /> .. residentially developed. <br /> The property at 1301 W.Joan Avenue was occupied with a residence as early as 1950 and continuing <br /> to the present. There is one main residential structure, three garages/workshops, three shacks,tyo <br /> domestic wells, and aseptic system located on the 1301 W. Joan Avenue property. The residence <br /> is located on the southwestern portion of the Site and can be accessed from W. Joan Avenue to the <br /> '• south. The residence is a slab-on-grade,wood frame, single story structure,of approximately 2,000 <br /> square feet in area. The garage/workshops are located on the eastern portion of the Site, and are <br /> constructed of wood and corrugated tin,built over soil flooring. However,one of the garage floors <br /> �• is lined with tin. Combined, the garages comprise approximately 2,000 square feet in area. <br /> r <br />
