✓ INTRODUCTION <br /> The purpose of this project is to divide a 48,000 square foot parcel into three parcels. <br /> One parcel will be a 27,200 square feet parcel, and the other two parcels will each be <br /> 10,400 square feet. In accordance with the San Joaquin County Development Title, <br /> this Surface and Subsurface Contamination Report (SSCR) is being submitted for <br /> application with the tentative map. This report will investigate the property for visual <br /> and historical environmental contamination based on field observation and testimony <br /> from the owner. No chemical analysis is proposed as part of this report. <br /> PROJECT DESCRIPTION <br /> The project consists of one parcel located at 13422 Hammond Street, Lockeford, CA. <br /> The project is in an urban area and is surrounded by agricultural and residential land. It <br /> is zoned R-L. The site is currently a homesite with a small vineyard. The owner has no <br /> immediate plans for any development other than dividing the property. The two new <br /> parcels will be future homesites. See the Tentative Map included in the Appendix. <br /> _ <br /> PROJECT HISTORY <br /> The primary source of information on the historical use of the property is testimony <br /> from the owner and County records. The owner has owned the property for 10 years. <br /> This property and the adjacent properties have been used in the same manner since the <br /> current owner has owned the property. The past and present use do not warrant <br /> concerns for potential problems. <br /> v A review of County records (San Joaquin County Agricultural Commissioner's Office <br /> and the San Joaquin County Environmental Health's Contaminated Site List) did not <br /> yield any contamination concerns. I have included a complete accounting of chemicals <br /> from the Agricultural Commissioner's office, in which their search yielded no chemicals <br /> used on site. The property owner, stated when interviewed on February 24, 2004 that <br /> there have been no groundwater concerns during their ownerships. The site is served <br /> by public water. <br /> There is no record of underground fuel tank storage and the property owner is not <br /> aware of any such tank. <br /> FIELD INVESTIGATION <br /> The following information was obtained during a field investigation on <br /> February 24, 2004 of the site as well as interviewing the property owner at that time. <br /> _ Also, I researched was the San Joaquin County Environmental Health's contaminated <br /> site list.
