1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of one 48,000 square foot parcel located at <br /> 13422 Hammond Street, Lockeford, California. The project is a residential community, and the <br /> existing parcel is zoned R-L. <br /> v; 1.2 Description of proposed development: It is proposed to split the 48,000 square foot <br /> parcel into three parcels; one 27,200 square foot parcel and two 10,400 square foot parcels. In <br /> accordance with the San Joaquin County Development Title, this Surface and Subsurface <br /> Contamination Report (SSCR) is being submitted for approval. This report will investigate the <br /> property for visual or historical environmental contamination based on field observation, <br /> interviews with the owner, and county records. This SSCR includes minimal chemical analysis. <br /> it 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map, and APN <br /> Page). <br /> `` 1.4 Site Map (See Appendix for Tentative Map). <br /> f, 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of past, present, and proposed future uses: The primary source of <br /> information of the historic use of this property is testimony of the owner, Preston Ledbetter. Mr. <br /> Ledbetter was interviewed on December 23, 2003. Mr. Ledbetter and his wife Mary have owned <br /> the property for approximately 10 years. This property and all surrounding properties have <br /> consistently been used for light agricultural and rural residences. <br /> The Ledbetter family has no immediate plans for the new parcels. The future parcels could <br /> possibly become homesite parcels. <br /> ✓3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched <br /> at the San Joaquin County Agriculture Commissioners office on January 28, 2004 (see appendix <br /> for results). An onsite survey performed on December 1, 2004 and January 3, 2005 by staff of <br /> Dillon& Murphy, as well as interview with the present owner, Mr. Ledbetter on February 24, <br /> 2004. <br /> ✓3.2 Description of all past on-site potential and/or known above and below ground sources <br /> of contamination identified at the project site: Past on-site potential for contamination includes <br /> the small vineyard kept by the homeowner and the trucking facility south of the parcel. <br /> Historically there have been no underground or above ground storage tanks. <br /> 1 <br /> CA03111\Surface and Subsurface Report 0504 <br />
