THE GRAPES ARE GROWN OFF-SITE AND <br /> WILL BE TRUCKED INTO THE PROPOSED FACILITY, THIS FACILITY WILL <br /> UTILIZE EXISTING BUILDINGS. BUILDING 1 (3,315 SQUARE FEET) WILL BE <br /> USED FOR BARREL STORAGE AND OFFICE SPACE, BUILDING 2 (6,050 SQUARE <br /> FEET) WILL BE USED FOR A WINE CELLAR AND STORAGE, AND THE CRUSHER <br /> WILL BE LOCATED ON A CONCRETE PAD ADJACENT TO BUILDING 2, LOCATED <br /> ON THE SOUTHEAST CORNER OF ALPINE ROAD AND HANDEL ROAD. <br /> (DISTRICT 4). <br /> APPLICANT: Harvey Family Trust APN: 063-060-26 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Alpine Road has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. <br /> Handel Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br /> RECOMMENDATIONS- <br /> 1. <br /> ECOMMENDATIONS:1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. Unless already paved, the driveway approach shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $151.36 per daily trip-end <br /> generated in the Lockeford area. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record.
