y <br /> � t 1 <br /> CONDITIONS OF APPROVAL <br /> LA-00-27 <br /> Henriques <br /> Lot Line Adjustment Application No. LA-00-27 was approved by the San Joaquin County Community <br /> Development Departmenton April 24,2000,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on October 24, 2001, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Tina Wehrmeister, 468-8477) <br /> a. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act,or a Licensed Land Surveyor. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet. (DevelopmentTitle Section 9-610.4) <br /> (2) Parcel 1 shall have a minimum lot area of 2 acres. (Development Title Section 9-1100)! <br /> i <br /> 2. The new legal descriptions must reflect correct distances with qualifiers to avoid overlaps or gaps. <br />
