PA-0400791 OF WILLY <br /> & DOLORES NGOSY (C/O SEIGFRIED ENGINEERING) (APN: 209-130- <br /> 29, 23403 S. HANSEN ROAD, TRACY) <br /> The applicant has submitted the above reference Minor Subdivision Pre-Application to subdivide <br /> an existing five(5) acre parcel into two(2) parcels. Parcel one (1)would contain 2.186 acres and <br /> Parcel two(2)would contain 2.815 acres. Parcel one (1) has an existing residence. The property <br /> has a General Plan designation of R/R (Rural Residential) and is zoned R-R (Rural Residential). <br /> The project site is located 1,900 south of West Von Sosten Road, on the west side of South <br /> Hansen Road, north of Tracy, in Lammersville. <br /> The Community Development Department has reviewed the proposed Minor Subdivision Pre- <br /> Application and offers the following comments: <br /> Lot Sae and Width <br /> Development Title Section 9-310.4 states that the minimum lot width in the R-R zone is one hundred <br /> and fifty (150)feet measured at a distance twenty (20) feet back from the front lot line. Development <br /> Title Section 9-1105.1(d)(6) states: In non-agricultural zones, septic systems will only be considered <br /> for parcels two (2)acres or more in size, except in areas zoned Rural Residential, where parcels one <br /> (1) acre or more will be considered if served by a public water system and public storm drainage <br /> system. Because public services are not available in the project area, the minimum lot size for the <br /> project parcels is two (2)acres. <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the following: <br /> • Submit seven copies of a completed Minor Subdivision Application form. <br /> • Submit seven copies (18"x26") of the tentative map and two reduced copies (81/2"x11") of <br /> the tentative map. <br /> • Submit the remaining portion of the Minor Subdivision application fee. <br /> I <br />
