7INTRODUCTION
er Gillen is proposing to create two parcels (Lots) from a single parcel of land he
oted on the attached Tentative Parcel Map. The north lot is to be designated as Lot 1
and the south Lot is to be designated as Lot 2. The entire property consists of 4.43 acres. The
Tentative Parcel Map for this project has been produced by the JoLandCo Land Surveying firm,
Mr. Chris Johnson, PLS, Principal.
According to the San Joaquin County Development Title, a Surface and Subsurface Contamination
Report (SSCR)must be conducted prior to the time of Tentative Map submittal. The purpose of
this report was to first, initiate the Tentative Map process and secondly, to investigate the property
for real or potential environmental contamination. This report issues the findings to the Client and
the San Joaquin County Environmental Health Department, and complies with the San Joaquin
County Ordinance, specifically 9-905.12(a) for a Surface and Subsurface Contamination Report
(Not a Phase I Environmental Site Assessment).
Our report addresses and evaluates non-point sources of hazardous materials, as well as potential
point sources. Non-point sources of hazardous materials on the subject property include discussion
of potential agricultural chemical residue from upgradient applications, which pose an insignificant
threat to human health and to the subject property. Potential point sources of hazardous materials
investigated such as leakage from containers, etc. and agrichemical storage/mixing areas were
found to be nonexistent.
No chemical analysis was conducted for this investigation, nor was there an inspection of the on-
site residential structures for asbestos containing materials (ACMs). There are no municipal water
and sewer utility hookups available.
SUBJECT SITE AND SURROUNDING PROPERTY DESCRIPTION
The site is bordered to the north, east and west by single family residences and ranchettes. To the
south is the unlined Westside Irrigation District(WSID)Main Canal, Interstate 205 and
agricultural production land consisting mostly of forage crops such as alfalfa and grain, and row
crops. The closest commercial facilities to the property include the Lammersville School, and
farming operations. A PG&E Service Yard and the Safeway Company Distribution Center are on
the south side of Interstate 205, two miles to the southwest of the property.
The subject property has been owned by Mr. Gillon for the past 1.5 years. Prior to his ownership, Mr.
Jassie Shelton owned the property. Efforts to contact Mr. Shelton were gNw. ccssf rl.since. hcre.was no__-
listing or method to contact him. — —_--- -- -- -
TLL'ob
contains two residential structures- a single family residence(SFR) and a double-wide
. There is a barn structure to the west of the SFR with rooms that was the original
ructure on the property. Within this barn structure are horse stables at the southern portion
g and a large, enclosed "shop"area with a concrete-lined floor.
Pae -1-
Chesney Consulting
