Conditions <br /> Unless otherwise specified, all the Conditions of Approval and Ordinance Requirements shall be <br /> fulfilled prior to the issuance of any building permits and prior to the Initiation of the use. <br /> This approval will expire 18 months from the effective date of the approval unless (1) all Conditions <br /> of Approval have been compiled with, (2) all necessary building permits have been secured and <br /> remain In force, and (3) all necessary permits from other agencies have been secured and remain <br /> In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142) <br /> a. This approval shall be for the establishment of a nonconforming use to consist of the <br /> parking of two trucks and four trailers. The approved use shall include the use of the <br /> existing shed on the property for minor maintenance. <br /> b. No employees are allowed as a part of the approved use, except members of the resident <br /> owner-operator's family. <br /> c. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. Storm drainage shall be consistent <br /> with Section 9-1135 of the Development Title. A plan check fee will be required. <br /> (Development Trtle Section 9-884) <br /> d. Truck access shall be limited to the two existing driveways, and the driveways shall be <br /> designed and constructed so as to allow trucks to enter and exit the property without <br /> entering the opposing lane of traffic. The remainder of the parcel's frontage shall be <br /> restricted for truck use. <br /> e. All truck and trailer parking spaces, driveways, and maneuvering areas shall be surfaced <br /> and maintained with a minimum of six inches of aggregate base material. Bumper guards <br /> shall be provided where necessary to protect adjacent structures or properties. <br /> f. The approved use shall be screened from the adjacent residence by a six-foot-high, solid <br /> wooden fence on the south property line of APN 017-110-10. Fencing details shall be <br /> included on the Improvement Plan. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwam ya, 468-3023) <br /> a. The driveway approaches shall be shown on the improvement plan and be improved in <br /> accordance with the requirements of San Joaquin County Standard R-17 prior to issuance <br /> of the occupancy permit. The approaches shall be constructed to allow for the turning <br /> radius of the trucks and to prohibit crossing onto the opposing traffic lane. (Development <br /> Title Section 9-1145.5) <br /> b.
