v <br /> Setbacks <br /> Development Title Table 9-510.3 states that the minimum front yard setback is thirty(30)feet in <br /> the I-L zone. It appears that the proposed building will meet this requirement. <br /> Height <br /> Development Title Table 9-510.3 states that the maximum height allowed for industrial buildings <br /> is one-hundred (100)feet. It appears the proposed building will meet this requirement. <br /> Fencin <br /> The applicant is proposing a fence around the project site. Development Title Section 9-1022.3 <br /> (e)states the following requirements shall apply to fencing for all commercial projects. <br /> • Fencing of Front Yards. A fence up to seven (7)feet in height may be permitted in the <br /> required front yard, provided such fencing is constructed of woven wire, wrought iron, or <br /> similar open material and does not obstruct vehicular site distance. <br /> • Security Fencing. Except for fencing adjacent to planned or existing residential areas, <br /> barbed wire security fencing, not to exceed two(2)feet in height, may be erected on top of <br /> required or permitted fencing at the discretion of the Director. <br /> Masonry Wall <br /> Adjacent to the property to the south are parcels with a General Plan designation of R/L(Low <br /> Density Residential). Development Title Section 9-1022.4(d)(1)states that if a commercial <br /> project abuts a residential zone, an area shown on the General Plan for residential use, or an <br /> existing residential use, a solid masonry wall between six(6)feet minimum and eight(8)feet <br /> maximum in height shall be erected along the abutting property line. <br /> Lighting <br /> Development Title Section 9-1015.5(2) (g)states all off street parking areas within commercially- <br /> zoned projects, and projects where the parking area is used at night, shall be provided with <br /> exterior lighting which meets the following minimum standards: <br /> The equivalent of one (1)foot candle of illumination shall be provided throughout the parking <br /> area; <br /> • All lighting shall be on a time clock or photo-sensor system; <br /> • Parking lot luminaries shall be high pressure sodium vapor within ninety(90)degree cut-off <br /> and flat lenses; and <br /> • All lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property line is permitted, except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. <br /> Next Step <br /> To submit a full application, the applicant will need: <br /> 1. Seven copies of the application with expanded project description detailing the phasing, <br /> proposed buildings, and any outdoor activities. <br /> 4 <br />
