CONDITIONS OF APPROVAL <br /> SA-99-79 <br /> Beneto <br /> Site Approval Application No. SA-99-79 was approved by the San Joaquin County Community <br /> Development Department on November 3, 1999. The effective date of approval is November 13, <br /> 1999. This approval will expire on May 14, 2001, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jeff Fisher,468-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a modification of the Development Title sign requirements for <br /> a 200-square-foot,25-foot-high,double-sided,on-premises, illuminated pole sign, as shown on the <br /> Site Plan submitted September23, 1999. <br /> c. SIGNS: The sign shall comply with the following: <br /> (1) All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way <br /> line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> (2) The sign shall not exceed 200 square feet. <br /> (3) The sign shall not exceed 25 feet in height. <br /> (4) Signs may be indirectly illuminated or internally illuminated,subject to the provisions of Section <br /> 9-1025.6. The light source shall not be visible from the street or from abutting properties and <br /> shall be concealed or shielded. (Development Title Section 9-1710.2[d]) <br /> (5) No additional advertising signs shall be permitted as a part of this approval. <br /> 2.
