`. <br /> COMMENTS ON DEVELOPMENTS <br /> SA-94-31 <br /> 2 . Improvements, dedications and permits for Roth Road shall be <br /> as required by the City of Lathrop. <br /> (Development Title Section 9-860 .4) <br /> 3 . The frontage improvements for Harlan Road shall be constructed <br /> in conformance with the standards for one-half of a 60-foot <br /> right-of-way local commercial street. The construction of the <br /> frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated <br /> construction costs prior to issuance of a building <br /> permit/Improvement Plan. (A $260. 00 fee currently is required <br /> for processing per Development Title Table 9-240.2 in addition <br /> to a copy of the Grant Deed, recording fee, and an estimate <br /> for the required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $115. 00 . ) <br /> (Development Title Section 9-1150.2) <br /> 4 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. The fee currently is $761. 00 per <br /> 1000 gross square feet of building designated as <br /> "Manufacturing" or $197 . 91 per daily trip-end generated in <br /> the Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. <br /> (Resolution R-90-304, R-91-1025, R-93-167, R-94-174) <br /> 5. The Water Supply Facilities Impact Mitigation Fee will be <br /> required for this development. The fee is due and payable at <br /> the time of building permit application. The fee currently is <br /> $105. 00 per 1, 000 gross square foot of building as <br /> manufacturing. The fee shall be automatically increased on <br /> January 1 of each year at the rate of 6. 9 percent. <br /> (Resolution R-91-327) <br /> 6 .
