(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking,driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1 020.8[a] <br /> (2) Three (3) trees shall be planted in the automobile parking area. (Development Title Section 9- <br /> 1020.5[b]) <br /> g. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) The existing structure may exceed the allowable floor area permitted by the Uniform Building <br /> Code for an S-3 or H-4 occupancy and V-N or II-N type of construction. The building shall be <br /> provided with an automatic fire sprinkler system, change type of construction, or separated into <br /> conforming areas with area separation wall(s). <br /> 2. CITY OF LATHROP <br /> a- The owner shall enter into an updated Deferred Frontage Improvement Agreement with the City <br /> of Lathrop reflecting the City's updated Master Plans, Circulation Element, and Standard Details <br /> for Roth Road. <br /> b. An Irrevocable Offer of Dedication along Roth Road shall be required to provide for a minimum of <br /> one-half of 104 feet of right-of-way with additional right-of-way at the Harlan Road intersection as <br /> required by the traffic study. <br /> c. Any work within the Roth Road right-of-way will require an encroachment permit from the City of <br /> Lathrop. <br /> 3 DEPARTMENT OF PUBLIC WORKS (Seethe attached memo dated July 27, 1999.) <br /> 4.
