2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title <br /> Section 9-1020.8) <br /> i. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20)feet wide. (Development <br /> Title Section 9-1015.5) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title with <br /> the following modifications and be included on the Site Plan. All portions of any sign shall be <br /> set back a minimum of five (5) feet from any future right-of-way line, including any corner <br /> cut-off(snipe). (Development Title Section 9-1710.2(gj) <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a S occupancy to a F occupancy <br /> (UBC Section 3405). The structure must be brought into compliance with current code <br /> provisions including structural, plumbing, mechanical, electrical, energy and disabled <br /> access requirements. A licensed architect or registered engineer shall prepare all <br /> documents. <br /> (2) The existing structure exceeds the allowable floor area permitted by the California <br /> Building Code for a F-1 occupancy or type IIB construction. The building shall be <br /> provided with an automatic fire sprinkler system, change type of construction, or <br /> separated into conforming areas with area separation walls. <br /> (3) Exterior walls less than 5 feet from the property line shall be of one hour fire-resistive <br /> construction. Openings will not be permitted less than 10 feet and protected less than 5 <br /> feet. <br /> (4) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance. (C.C.R., Title 24). <br /> (1) Provide identification signs for the parking space(s) including the "tow away" sign at <br /> each entrance or visible from each space(C.C.R., Title 24). <br /> (2) The slope of a parking space shall not exceed %inch per foot(C.C.R., Title 24). <br /> (3) Provide one van parking space. <br /> (5) Provide restrooms conforming with all disabled access requirements (C,C.R., Title 24) <br /> Uniform Plumbing Code, Table 4-1. <br /> (6) Engineered plans required for occupancy change, fire sprinklers, accessible restrooms, <br /> and parking. <br /> I.
