CONDITIONS OF APPROVAL <br /> PA-03-171 <br /> Muller <br /> Site Approval Application No. PA-03-171 was approved by the San Joaquin County Community <br /> Development Department on May 27, 2003. The effective date of approval is June 6, 2003. This <br /> approval will expire on December 5, 2004, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for an outdoor advertising billboard sign 14 feet by 48 feet as <br /> shown on the Plan dated April 15, 2003. <br /> c. SETBACKS: All portions of the sign shall be set back a minimum of five (5) feet from any future <br /> right-of-way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> d. DISTANCE BETWEEN SIGN FACES: The distance between the sign faces shall not exceed seven <br /> (7)feet for parallel signs and 16 feet at the widest end for angled sign faces. <br /> e OFF-PREMISES SIGNS: The following standards shall apply (Development Title Section 9- <br /> 1710.6): <br /> (1) The sign shall not exceed six hundred seventy-two (672) square feet in area, including border <br /> and trim, per sign face. <br /> (2) The sign shall not exceed forty-eight (48) feet in length. <br /> (3) The sign shall be above grade by not more that fifty (50) feet. <br /> (4) The space between off-premises signs shall be at least one thousand (1,000) feet on either <br /> side of the same street. <br /> f. ILLUMINATION: Signs may be illuminated or internally illuminated, subject to the provisions of <br /> Section 9-1025.6. The light source shall not be visible from the street or from abutting properties <br /> and shall be concealed or shielded.
