PA-0400278 OF PHILLIP AND CAROL <br /> MULLER (C/O LEONARD & COMPANY INC.) qtjL16 S , f 1Q <br /> The applicant has submitted the above referenced Variance application to change the height of <br /> an existing off premise sign from 50 feet to 65 feet. <br /> The project site is located 1825 feet north of Waters Road on the east side of Harlan Road, in <br /> French Camp. <br /> The project is tentatively scheduled to be heard by the Planning Commission on July 15, 2004. <br /> The Community Development Department has reviewed the Variance application and will be <br /> recommending that the Planning Commission approve the Variance application based on the <br /> ability to make the findings in the affirmative. <br /> Variance Findings <br /> Prior to approving an application for a variance, the Planning Commission shall find that all of <br /> the following are true: <br /> Finding 1. Because of the special circumstances applicable to the property, including <br /> size, shape, topography, location or surroundings, the strict application of the regulation <br /> deprives the property owner of privileges enjoyed by other property in the vicinity and <br /> under identical zoning classifications. <br /> The applicant states: <br /> Leonard & Company requests a Variance to the height of our approved billboard. We <br /> request that the sign height allowance be increase to 65 feet from property level as <br /> opposed to the county standard of 50 feet for the following reasons: <br /> 1 <br />
