J APPLICATION - VARIANCE SAN JOAQUIN COUNTY COMMUNITY DEVELOPMENT DEPARTMENT FINDINGS The following findings of fact must be made by the County before a Variance can be granted. Indicate what facts in the case of this application support each of the findings. These findings that you provide will be included with the Staff Reports that are distributed to members at the Planning Commission. 1. Because of the special circumstances applicable to the property,including size, shape, topography, location or surroundings, the strict application of the zoning regulations deprives the property of privileges enjoyed by other properties in the vicinity and under identical zoning classification. 2. The granting of the Variance will not constitute a grant of special privileges inconsistent with the limitations upon other properties in the vicinity and zone in which the property is situated. 3. The Variance will not authorize a use or activity which is not otherwise expressly authorized by the zone regulation governing the parcel of property.
