Harney Lane, Lodi <br /> Planner: Mo Hatef <br /> Date: June 1, 2016 <br /> BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San <br /> Joaquin County Ordinance requirements will be applicable to the proposed project. The <br /> following conditions shall be addressed prior to submittal of a building permit application to the <br /> Building Inspection Division: <br /> 1. A building permit for each separate structure or building is required. Submit plans, <br /> specifications and supporting calculations, prepared by a Registered Design <br /> Professional (registered engineer or licensed architect)for each structure or building, <br /> according to state law. Plans shall show compliance with the 2013 California Building, <br /> Mechanical, Plumbing, Electrical, Energy and Fire Codes as may be applicable. Plans for <br /> the different buildings or structures may be combined into a single set of construction <br /> documents. <br /> 2. The required plans must be complete at the time of submittal for a building permit. Plans <br /> must address building design and construction, fire and life safety requirements, <br /> accessibility and show compliance with the current California codes and San Joaquin <br /> County ordinances. A complete set of plans must include fire sprinkler plans, truss <br /> calculations, energy calculations, plumbing, electrical and mechanical drawings as well as <br /> structural calculations. <br /> 3. Based on our records the existing building proposed for use as a fermentation / barrel <br /> storage building. The building was previously constructed and permitted as a group U Ag <br /> building with no utilities, and will require a change in occupancy for its new use. <br /> In addition the existing residence proposed for use as a wine tasting room will also require a <br /> change in occupancy for its new use. <br /> Changes in occupancy require a code analysis report and necessary plans prepared by an <br /> architect or engineer in accordance with Section 3408 of the CBC. The report and plans <br /> shall identify existing conditions, propose alterations necessary to bring the building(s) into <br /> compliance with the current code and include the following: <br /> (1) Description of proposed use <br /> (2) Existing and proposed occupancy groups <br /> (3) Type of construction <br /> (4) Sprinklers (Yes or No) <br /> (5) Number of stories <br /> (6) Building height <br /> (7) Allowable floor area <br /> (8) Proposed floor area <br /> (9) Occupant load based on the CBC <br /> 4 Modifications to existing buildings are required to include upgrades related to disability <br /> access pursuant to Section 11346 of the CBC. Plans showing these upgrades must be <br /> prepared by a registered engineer or licensed architect and shall be submitted for review <br /> and approval prior to issuance of a building permit. <br />
