CONDITIONS OF APPROVAL <br /> MARGARET BEATTIE <br /> MS-92-12 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required (Planning Title Section 9-91.12) . <br /> b. The Remainder shall be designated as "Parcel #2" on the Parcel <br /> Map (Subdivision Map Act Section 66445) . <br /> C. The Traffic Impact Mitigation fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2, 096. 00 per single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record) (Resolution R-90-304) . <br /> d. The frontage improvements for Harney Lane shall be constructed <br /> in conformance with the standards for one-half of a 60-foot <br /> right-of-way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels #1 and <br /> #2 and an estimate. The estimate and legal descriptions shall <br /> be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works <br /> for approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional fee <br /> of $100. 00) (Planning Title Section 9-9430, 9-9433) . <br /> e. All easements of record shall be shown on the Parcel Map <br /> (Planning Title Section 9-9184) . <br /> f. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map (Subdivision Map Act Section <br /> 66411. 1) . <br />
