The frontage improvements for Harney Lane shall be constructed in conformance with the standards for <br /> one-half of a sixty(60) foot right of way rural collector street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior to approval of improvement Plan. (A <br /> $410.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a <br /> copy of the Grant Deed and an estimate for the required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works for approval. As an option,the Department of Public Works will prepare <br /> the drawing and estimate for an additional fee of$175.00.) (The fee due will be based on the current fee <br /> schedule.) (Development Title Section 9-1150.2) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at <br /> the time of building permit application. (The fee currently is $1177.00 per 1000 gross square foot of <br /> building designated as Service Commercial in the Lockeford area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record.) (Resolutions R-00433) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met <br /> the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br /> 7. The applicant shall keep Middle Paddy Creek(Creek) free of all obstacles which impede the now of <br /> water, and any alteration to the Creek will require obtaining a Watercourse Encroachment Permit from <br /> the San Joaquin County Department of Public Works. <br /> 8. All new structures shall be prohibited within 25-foot of the top of bank of the Creek. <br /> 9.
