The <br /> camp will occupy approximately 20 acres on an 80-acre parcel. The proposed project consists of 18 <br /> housing structures. Each housing structure will contain approximately 22, one-room, separate living <br /> units. Each unit will contain a small kitchen area and a bathroom. <br /> The facility will include a community center which will include the following: manager's residence, <br /> administration office, laundry, storage, infirmary, market, post office/check cashing facility, chaplain, <br /> restrooms, kitchen, classrooms, dining room, and covered patios. The following outdoor recreation will be <br /> provided: two softball/soccer fields, and four basketball/volleyball courts. <br /> A vehicle maintenance facility is proposed for maintenance of the applicant's vehicles used to transport <br /> workers. The maintenance facility will also contain an area where residents can wash and service their <br /> vehicles (instead of in the parking area). Public use of the maintenance shop will not be permitted. <br /> The proposed use will incorporate 24-hour security and controlled access, as well as perimeter fencing to <br /> prevent trespass onto properties to the east and west(the areas to the north and south are part of the <br /> subject site and will be used for vineyards). <br /> On-site services will be provided, which will include a well for potable water, a package treatment plant for <br /> sanitary sewage disposal, and a storm water retention basin (to be used for a baseball and soccer field in <br /> the dry months) for storm water. <br /> The facility is proposed to be open year round. <br /> Recommendation <br /> Denial. <br /> San Joaquin County UP-98-18\Rios <br /> Community Development Page 1 <br />
