Hieb, Engineering Assistant III <br /> Public Services Division -9 f4 <br /> SUBJECT: MS-98-16 A MINOR SUBDIVISION APPLICATION FOR A REQUEST TO <br /> CREATE FINANCING PARCEL 1 CONTAINING 4.99 ACRES AND A <br /> REMINDER PARCEL CONTAINING 79.9 ACRES, LOCATED ON THE <br /> SOUTH SIDE OF HARNEY LANE, 2,650 FEET EAST OF CLEMENTS ROAD. <br /> (DISTRICT 4). <br /> APPLICANT: Nancy Hammond APN: 065-200-02 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Harney Lane has an existing right-of-way width of 40 feet and a planned right-of-way width of 60 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Remainder shall be designated as "Designated Remainder" on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 4. Any driveway that exceeds 150 feet in length from any public roadway shall be improved in <br /> accordance with the requirements of the Uniform Fire Code Section 10.207, San Joaquin County <br /> Standards F-I a, F-1 b and F-1 c and the Linden-Peters Fire District prior to issuance of the <br /> occupancy permit.
