The remainder parcel shall be labeled as "Designated Remainder" on the Certificate of Compliance legal <br /> descriptions. (Subdivision Map Act Section 66445) <br /> 3. All easements of record shall be referenced on the Certificate of Compliance legal descriptions. <br /> (Development Title Section 9-910.20) <br /> 4. A minimum twenty-five(25)foot wide proposed private access and utility easement shall be provided for <br /> the benefit of the"Designated Remainder".The requirement for this easement shall be noticed by a <br /> statement on the Certificate of Compliance legal descriptions and by a recorded Notice of Minor <br /> Subdivision Restriction. The statement shall read as follows: <br /> We also hereby make an irrevocable offer to provide a twenty-five-foot wide private access and utility <br /> easement across Parcel 1 for the benefit of the"Designated Remainder", upon conveyance of Parcel 1 to <br /> another party. Said easement is not created by the Certificate of Compliance. <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swreb.ca.gov/stormwtr/gen_const.html#const__permit). <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9,Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance.
