(Use Type: <br /> Wineries and Wine Cellars—Winery, Medium) Phase One includes the reconditioning of an <br /> existing 800 square foot patio cover and the construction of a 3,000 square foot crushing <br /> pad and a 516 square foot wine tasting room expansion to an existing off-site wine cellar <br /> building. Phase Two includes the construction of a 20,000 square foot processing and <br /> storage building. Phase Three includes the construction of a 20,000 square foot barrel <br /> storage building. Phase Four includes the construction of a 20,000 square foot barrel <br /> storage building. Thirty-seven marketing events per year are proposed with a maximum <br /> attendance of 150 people. Four(4) special events per year are also proposed with a <br /> maximum attendance of 300 people. <br /> The winery will employ up to a maximum of eight workers. Off-season, the winery will be <br /> open on weekdays only from 8:00 a.m. to 5:00 p.m. During the peak of the season, in <br /> September and October, the winery will be open everyday from 7:00 a.m. to 12:00 a.m. <br /> The wine tasting room will be open from 12:00 p.m. to 7:00 p.m., Thursday through <br /> Monday, year-round. The marketing events will operate from 12:00 p.m. to 10:00 p.m. <br /> The site currently contains an existing off-site wine cellar and a bed and breakfast. <br /> The project site is located on the north side of Harney Lane, 840 feet west of Alpine Road, <br /> east of Lodi. <br /> The project has a General Plan designation of General Agriculture (A/G) and is zoned <br /> General Agriculture, 40 acre minimum lot size (AG-40). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> I <br />
