The existing landscaping meets this requirement. <br /> j) SCREENING: Screening shall be provided and comply with the following: <br /> 1) All project storage materials and related activities, including storage areas for <br /> trash, shall be screened so as not to be visible from adjacent properties and <br /> public right-of-ways. Screening shall be six (6) to seven (7) feet in height. <br /> Outside storage is not permitted in front yards, street side yards, or in front of <br /> main buildings. (Development Title Section 1022.4[d][21) <br /> k) NOISE: Stationary noise sources shall be consistent with Chapter 9-1025.9 of <br /> the Development Title. The maximum sound level is 50 dB Hourly Equivalent <br /> Sound Level daytime, 45 dB Hourly Equivalent Sound Level nighttime, 70 dB <br /> maximum sound daytime, 65 dB maximum sound nighttime. This applies to <br /> outdoor activity area of receiving use, or applies at lot line if no activity area is <br /> known. (Development Title Table 9-1025.9 Part ll) <br /> 1) BUILDING CODE REQUIREMENTS: The following Uniform Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> 1) The proposed use will change the occupancy from a S-1 occupancy to an F-1 <br /> occupancy (U.B.C. Section 3405). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, <br /> mechanical, electrical, energy and disabled access requirements. A licensed <br /> architect or registered engineer shall prepare all documents. <br /> 2) Provide parking for the physically disabled. The space(s) shall be located as <br /> close as possible to the primary entrance. (C.C.R., Title 24). <br /> 3) Provide identification signs for the parking space(s) including the "tow away" <br /> sign at each entrance or visible from each space (C.C.R., Title 24). <br /> 4) The slope of a parking space shall not exceed %inch per foot (C.C.R., Title 24). <br /> 5) Provide one van parking space. <br /> 6) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24) Uniform Plumbing Code, Table 4-1. <br /> 7) Engineered plans required for additions, occupancy change, accessible <br /> restrooms and parking. <br /> 8) <br /> PA-1 100160(UP)MHDC1 0122011 <br /> Attachments <br /> C: Larry and Charlene Mettler <br /> Mettler Family Vineyards <br /> 6 <br />
