CONDITIONS OF APPROVAL <br /> SA-00-85 <br /> Mann <br /> Site Approval Application No. SA-00-85 was approved by the San Joaquin County Community <br /> Development Department on January 30, 2001. The effective date of approval is February 9, 2001. <br /> This approval will expire on August 11,2002,which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jennifer Jolley,468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a Childcare Center to accommodate up to 30 children per <br /> day. There will be a total of three shifts each weekday with a maximum of ten children per shift. The <br /> facility will utilize 3,500 sq.ft of an existing 11,375 sq.ft. building for indoor activities,and 2,625 sq.ft. <br /> of the existing parking lot space will be fenced off and used for the outdoor play area as shown on <br /> the Site Plan dated December21, 2000. (Use Type:Child Care Services-Child Care Centers) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) The eight (8) parking spaces required for the Childcare Center are existing, and therefore, no <br /> additional standard parking spaces are needed. However, two (2) additional handicap <br /> accessible spaces shall be required to equal a total of four(4) spaces for the entire parking lot, <br /> one of which shall be van accessible. Accessible spaces shall be located as close as possible to <br /> the primary entrance (C.C.R., Title 24). One (1) space is required for every five (5) children <br /> enrolled,and 0.67 space is required for every employee. (Development Title Section 9-1015.3) <br /> (2) All parking stalls and directional arrows must be delineated with paint.
