CONDITIONS OF APPROVAL <br /> PA-03-26 <br /> Peters <br /> Minor Subdivision Application No. PA-03-26 was approved by the San Joaquin County Community <br /> Development Department on March 25, 2003. The effective date of approval is April 4, 2003. This <br /> tentative map approval will expire on April 3, 2006, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin, 468-3144) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated March 10, 2003. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet. (Development Title Section 9-610.4) <br /> (2) Parcel 2 shall be between two (2) net acres and five (5) gross acres in size. (Development Title <br /> Section 9-610.3[a)) <br /> (3) The designated remainder shall have a minimum lot width of 330 feet as shown on the revised <br /> tentative map dated March 10, 2003(Development Title Section 9-610.4). <br /> c. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the <br /> instrument number of said recorded notice, stating that: <br /> (1) The homesite shall not be transferred until April 4, 2013, or upon the death of an owner <br /> owning at least fifty (50) percent interest in the homesite parcel. <br /> (2) The property shown on the Parcel Map is restricted from further subdivisions for homesite <br /> purposes, except for financing only, by Section 9-610.3 of the San Joaquin County <br /> Development Title. <br /> d. NOTICE OF NON-RENEWAL: A Notice of Non-renewal for all parcels below the ten (10) acre <br /> minimum parcel size will be required in conjunction with the contract. A fee for the recording of <br /> the Notice of Non-renewal is required. <br /> e. MOBILE HOME: The existing mobile home shown on the tentative map does not have a permit. <br /> The property owner shall obtain a permit for the mobile home or remove it from the property. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Seethe attached memo dated February 26, 2003.) <br /> 3.
