Helen Lane, Stockton <br /> I. The Environmental Health Division recommends denial of this application as we <br /> cannot make finding (b) under Section 9-2084 of the Planning Title. <br /> a. Current development policies in a GA 40 zone require a minimum of two acres <br /> with a private well and sewage disposal system. <br /> b. An ER 88-1 for Morada Meadows, located .2 mile from site identified a <br /> potential nitrate problem which they recommended be mitigated by not creating <br /> parcels smaller than two (2) acres. <br /> C. The approval of this variance will set a precedence for other small parcels in <br /> this area to also split their property. <br /> 11. If this variance is approved the Environmental Health Division would have the <br /> following Ordinance Requirements on the minor subdivision as follows: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of final map or letter <br /> of approval indicating that the area is suitable for septic tank usage. The soil <br /> suitability shall also include an eight (8) foot soil profile and address the <br /> potential nitrate problem identified in ER 88-1 for Morada Meadows. <br /> b. Construct an individual sewage disposal system(s) under a permit and <br /> inspection by the Environmental Health Division at the time of development. <br /> C.
